If you are purchasing a residential property in PA, NJ, or FL and can provide a legitimate Preliminary Loan Estimate (LE) or Pre-Qualification Letter (with a stated interest rate) dated on or before December 31, 2025 for an FHA (non-rehab) or Conventional Loan from a lender not affiliated with NEXA, I am offering a 50 basis point (0.50%) rate reduction—subject to the following conditions:
Eligibility Criteria:
- Under Contract
The buyer (s) must be under a fully executed purchase contract for a residential property or intend to purchase a home in PA, NJ, or FL.
- Valid Loan Estimate or Pre-Qual Letter
Must provide a valid Preliminary LE or Pre-Qualification Letter from a licensed lender not associated with NEXA Mortgage, with a clearly stated interest rate.
(Verbal quotes will not be accepted. If your current loan officer cannot or will not provide written documentation, consider that a red flag—and a reason to contact me.)
- Credit Eligibility
Must show creditworthiness for FHA or Conventional financing. A credit report or proof of credit score via your bank or credit card provider is acceptable.
- No DPA Programs
This offer excludes applicants using Down Payment Assistance (DPA) programs.
(While I offer assistance with DPA, those loans are not eligible for this rate reduction offer.)
- Time to Close
There must be adequate time to process and close the loan based on contract deadlines and complexity.
- Rate Commitment Conditions
Once eligibility is confirmed, I will issue a custom Preliminary LE for the property. If no property is yet under contract, the rate offer may still be extended; however, it is subject to change or withdrawal if borrower circumstances change (e.g., new debt, missed payments, reduced assets).
- Secure Document Submission
Upon acceptance of this rate offer, I will provide a private encrypted folder for securely uploading financial documents (e.g., pay stubs, tax returns, bank statements).
(No documentation is required until the initial rate offer is reviewed and accepted.)
