Rate Reduction Offer
When a borrower(s), intending to purchase a residential property in Pennsylvania, New Jersey, or Florida, shows me a legitimate Priliminary Loan Estimate (LE) or Pre-Qualification letter (with a stated rate), dated prior to December 31s for an FHA (not an FHA Rehabilitation Loan) or Conventional Loan NOT from another NEXA Loan Officer, I will provide an offer with a 50-basis-points (1/2 point ) reduction on the rate when the borrower(s) present to me the following conditions:
1) The buyer(s) must be under contract of a residential property in PA, NJ, or FL before January 31, 2025.
2) The buyer(s) must provide an official Preliminary Loan Estimate (LE) or a Pre-Qualification Letter from a legitimate lender with a stated rate from a loan officer not associated with a NEXA. (Verbal rates will not be accepted, and if your current loan officer can't or refuses to provide this information, this is an excellent reason to contact me.)
3) Provide evidence of credit score being eligible for an FHA or Conventional Loan. (A copy of a credit report or the free service provided by most banks or credit cards nowadays.)
4) The buyer(s) must NOT be applying for a Down Payment Assistant program (DPA). I do provide assistants with DPA, but these loans are not part of this rate reduction guarantee offer.
5) If the buyer(s) has a fully executed sales agreement to purchase a residential property, there must be sufficient time to apply for, process, and close on the sale of the property.
6) I’ll prepare a commitment with the above information, and as long as Eliud Gautier can verify the required documents, a Priliminary Loan Estimate will be provided for the particular property. If a property is NOT under contract, the family will need to understand that if circumstances change, offer can be rescinded. An example of such changes may be increased indebtedness, late payments, decrease of required funds in borrowers accounts, etc.
7) Eliud Gautier will provide a private encrypted shared folder so that the family can send supporting financial documentation such as pay stubs, bank statements, tax returns, etc. (This will not be required until after the initial rate offer is presented and approved by the borrowers.)
